Substituted Service requires that we serve a copy of your notice by leaving it with a person of suitable age and discretion at the tenants residence or usual pace of business and then mailing a copy by first class mail, postage prepaid, to the tenant at the premises.
If we are unable to make contact with anyone at the property. We can still effect service for you by posting and mailing. Posting and Mailing can be used if the tenant’s residence or usual place of business cannot be ascertained OR if no person of suitable age and discretion can be found at the property. We will post a copy of the notice by affixing it to a conspicuous place on the premises and we will also mail a copy by first class mail, postage prepaid, to the tenant at the premises.
